REEL TO REAL

This project was a business idea / experiment run from concept to a fully functional sales site. The goal: a Real Estate Agent provides minimal information and branding, checks out, and the back-end AI system turns that into 52 custom video scripts for social videos.

Agent inputs personal information, business data, website, and branding information. Pays $50 on check-out.

Using Make.com — the Duda form automatically creates a new project in Make.com with the given information.

AI Stack

Customer input creates profiles for regional service area, agent voice/tone, and agent brand — injected into a fine-tuned prompt to turn it into 52 scripts.

Delivery

After 5–8 minutes, 52 scripts populate into a new Google Drive folder, and the agent gets an automated email with the link to their scripts.

    You saved for your down payment—but have you budgeted for closing costs? If not, here’s what to expect—no jargon, just the real numbers. 


    Closing costs typically run between 2% to 5% of the home’s purchase price. On a $400,000 home, that’s around $8,000 to $20,000. So what’s actually included? 


    Loan origination fees – what your lender charges to process your mortgage. 


    Appraisal and inspection – to verify the home’s value and condition. 


    Title insurance and escrow fees – to legally transfer ownership. 


    Prepaid taxes and insurance – you’ll often pay a portion upfront. 


    Misc. fees – think recording fees, courier charges, and more.

    You might think it’s all about the big backyard—but when it comes to family-friendly homes, the features buyers actually want may surprise you. Let’s bust a few myths and look at what really matters: 


    Myth #1: It’s all about square footage. Truth: Smart layouts matter more. Open-concept living where parents can cook while watching kids? Huge win. 


    Myth #2: Families only want big yards. Truth: Outdoor space is great—but safety, fencing, and low-maintenance landscaping often top the list. 


    Myth #3: Kids need their own rooms. Truth: Bonus rooms or flex spaces that can adapt over time (playroom → study → guest room) are incredibly valuable. 


    What else do buyers love? Mudrooms, laundry rooms near bedrooms, and good school districts. It's about functionality, not just flash.

Example Project #2

VISUAL DESIGN | WEB TEMPLATE | VIDEO MARKETING

The one critique I mentioned in my first meeting at Real Geeks with the CEO, Kevin McCarthy and lead engineer, Lars Levie was  "your website templates are visually lacking". At that time I already had the opportunity to meet with dozens of Real Geeks customers in their offices and hear first-hand productive feedback. I provided a few examples of higher end websites, pointed out that their existing templates couldn't accomplish the look, and a year later Real Geeks released "Anna Modern". I won't claim I was solely responsible or led this change, but I did influence it becomming a priority. Below is a demo video I put together to showcase the new look.

Example Project #3

TEAM EVANGER EXPERIMENT

This is a proof of concept project I completed for Team Evanger to see if they could use AI to automate better social posts. Basic input included: Logo, Listing Photo, Team Name, Team Photo, General Post Idea: "We got the house even though we weren't the highest offer." ChatGPT took that and created a prompt for a social carousel for Claude Design. Claude Design created this carousel. This proves that with minimal input, beautiful designs can be created.

Example Project #4

WEEKLY E-MAIL MARKETING | LIFEPOINT CHURCH

This is a project I lead to streamline weekly communications and bring more value to the Church. We used AI to create a basic content draft for weekly emails. We didn't have the man-power to write enough stuff to bring value manually, because of that our emails turned into noise, mostly centered around what we want them to sign up for. With this new approach, we could bring value to our people beyond Sunday and bring it to them consistently. After implimenting this approach, our email frequency went from once a month, to once a week. In the first half of 2025 we sent to a total of 5,641 recipients, after deploying this system, the second half of 2025 grew to 90,818, a 16x increase.

AI Stack

Using an AI automation service, n8n, Sunday Sermons get transcribed. GPT pulls that from a google drive folder. GPT reviews upcoming events from live website.

Drafting

The sermon is turned into a weekly digest. The events are populated at the bottom. Events that are tied closer to the subject of the digest are prioritized.

Staging & Delivery

n8n dumps the draft into an e-mail template in mailchimp, a human reviews, edits, and sends.
